What You'll Do

We currently have great full-time permanent opportunity for an experienced and energetic Land Acquisitions Manager to join the NRMA’s Energy Team.

Reporting to the Head of Property Management, this role will focus on the identification and delivery of the NRMA’s property acquisition strategic program, through the acquisition of suitable locations and sites for the NRMA’s national EV Charging Network. This role will work closely with all functions in the NRMA Energy team in particular the engineering teams.

This role will ideally be based from Sydney with hybrid work options available.  You will need to be willing to travel to regions and perform remote site based work, as and when required, in the role.

Specifically, you will be required to:

• Contribute and support the NRMA Energy Acquisition Team to develop specific property acquisition program strategies and plans which align and support our infrastructure program including managing the end to end acquisition process of land & sites
• Monitor and manage delivery risks, recommending mitigation strategies
• Continuous identification and acquisition of appropriate locations for the installation of NRMA charging infrastructure across Australia.  Locations will range from highway, town and metro locations, as well as commercial opportunities in retail parks, hotels, and inner city space
• Nurture a pipeline of current landowners and potential sites and landowners for future acquisition opportunities
• Manage and act, as the primary contact, for agents, landowners and consultants in regards to acquisition opportunities
• Conduct a thorough evaluation of site suitability, visibility, accessibility and development feasibility
• In conjunction with Engineers and Electricians design locations to ensure connectivity to the grid with considerations for renewable solutions and battery storage
• Ensure that all appropriate conditions and consents are in place to enable legal and compliant operations and monitor Licence portfolio to identify and act on critical dates as they arise.
• Prepare recommendations on deal structures and development approaches
• Lead negotiations and execute commercial lease / licence agreements to secure tenure for charging station locations including working with internal legal and procurement teams to prepare contract agreements
• Manage any property requirements to finalise all site acquisition, planning, environmental and design deliverables working with Delivery team
• Negotiate renewal of expiring licence agreements with landowners
• Develop, maintain and grow relationships with landowners, portfolio partners and landlords for multiple site acquisition
• Generating leads and securing engagement with candidate site owner including driving business development to ensure strong competitive edge and gain market share
• Develop and maintain sales and marketing collateral and contribute to tender submission support.

What You'll Bring

• University degree(s) in property management, development or equivalent experience
• Experience with Telco site acquisitions desirable (but not essential)
• Extensive knowledge in contract law
• Demonstrated experience in liaison with Government agencies, Local Government and Commercial property leasing negotiation
• Demonstrated ability in the acquisition and development of real estate assets
• Experience in the roadside and/or retail property sectors
• Extensive knowledge of contract law with experience in negotiation of commercial real estate terms
• Experience in the development of large-scale infrastructure projects including economic evaluation and appraisal of development projects
• Knowledge and understanding of the energy and mobility sectors an advantage
• Excellent knowledge of the retail property market, with extensive contact base
• Ability to show acquisitions deals completed and how you have added value through expanding a portfolio
• Ability to showcase business development within real estate across various sectors and key landlords, larger property companies
• Ability to deliver autonomously, whilst also working as part of a team environment to deliver business objectives
• Excellent communication, networking and interpersonal skills with the ability to influence cross-functional teams without having formal authority.
